Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced the sale of an absolute net lease Circle K in Canton, Ohio according to Tim A. Speck, division manager in the firm’s Dallas office.

Ryan Wolf, First Vice President Investments; Vincent Knipp, Senior Managing Director Investments; and Jake Stammen, Associate, in Marcus & Millichap’s Dallas office, had the exclusive listing to market the property on behalf of the seller, a private investor. Michael Glass is Marcus & Millichap’s broker of record in Ohio.

The property includes a 4,500-square foot, all-brick building with a rare drive-thru window and 22 gas pumps. Circle K is situated at the entrance of a Walmart Supercenter and Canton Centre Mall, a 450,000-square-foot regional power center.

“If this deal didn’t close by the end of December, it wasn’t going to happen at all with the phasing out of bonus depreciation,” said Wolf. “It came down to the wire, but we were ultimately able to get the deal closed and focus on our client’s 1031 exchange.”

Circle K is located at 3920 Tuscarawas St W in Canton, Ohio.
